It was a sunny day when Kristi Roberts, not-yet-broker of KNE Realty, decided to pay off her credit card and close the account. She was already at a 760 credit score, so this would surely bump her up to that golden 780, right? Wrong. Not only did it not bring her score up - it actually made it worse than it was.
<br />Her credit score dropped just because she closed a credit card that was completely paid off. Crazy, right? But it probably happens more often than you think. Here’s some of the juicy stuff <a href="https://youtu.be/G5KS8UPC25c">from our podcast with a mortgage professional</a> about why closing a card, even with a zero balance, could hurt you more than it helps.
Two Main Reasons/Factors
Your credit score is your key to unlocking better interest rates, lower insurance costs, and ideally dream homes. So keeping it healthy by paying off your cards is crucial. But here's the kicker: closing a credit card, even if you've paid it off completely, factors into your score differently than just having it paid off. Why? Two key factors play a major role:
1. Credit Utilization: This is how much credit you're using compared to your total allowed limit. Closing a card reduces your total available credit, making your existing balances (even small ones) seem like a bigger chunk of debt. Imagine it’s like filling a bucket with water. If the bucket is smaller (smaller credit limit), even a little water (your balance) looks like a lot, negatively impacting your utilization ratio.
2. Credit History: The age of your credit accounts matters too. Closing an older card shortens your overall credit history, which also dings your score. Think of it like building a financial resume. The more years of responsible credit use you showcase, the more trustworthy you appear to lenders. Closing a card is like erasing a page from your resume, making you look less experienced.
So, what can you do instead of hitting the "close account" button? Keep it open, use it wisely: Don't just let the card gather dust! Use it for small purchases and pay them off in full each month. This keeps your utilization ratio low and your credit history ticking. <a href="https://crosscountrymortgage.com/The-Stork-Group/Greg-Goddard/">Greg Goddard</a>, our preferred mortgage lender, recommends <a href="https://youtube.com/shorts/TNilDZBP3Mc">aiming for 20% usage of your allowed limit</a>.
Remember, your credit score is like a long-term relationship. Building it takes time and effort, so don't make any rash decisions that could damage it. If you’re questioning a decision you want to make, talk to a credit counselor or financial advisor before pulling the trigger.
Bonus Tip: Don't wait until house-hunting to think about your credit score! It really is important, and when Mortgage Officers say you should talk to them as soon as possible when you’re buying a house, it’s because it truly is in your favor. It gives you clarity on how much “buying power” you have: exactly what home price you can get approved for. Overview of Loan Options
A credit score of 620 opens the door to the "big four" major loan types, each with its unique benefits and requirements. This includes USDA, VA, Conventional, and FHA loans. Each of these loans is designed differently.
USDA Loans
Ideal for rural homebuyers, these loans offer competitive interest rates but might have stricter guidelines for eligibility.
VA Loans
Available to veterans and active military members, offering excellent terms like no down payment and no private mortgage insurance (PMI).
Conventional Loans
These require higher credit scores for the best terms but offer flexibility in property types and loan terms.
FHA Loans
Popular for their lower down payment and credit score requirements, making them a favorable option for many first-time homebuyers.
With a credit score of 620, these are all theoretically available. But that doesn't mean they're equally available or beneficial.
USDA and Conventional Loans
Although a 620 score is a starting point with USDA and Conventional loans, better terms are often reserved for higher scores. These will also most likely require some other “qualifying factors” to go with that score, like a lower debt-to-income ratio, higher down payment, etc.
Both loan types are accessible with a 620 score, but the specific terms and your eligibility will depend on a variety of factors.
FHA and VA Loans
On the more lenient side of things, we have FHA and VA. Generally speaking, 620 is a good enough credit score to put you in a good spot with these loan programs.
FHA allows for a 3.5% down payment. If you’re a veteran or active military member, the VA Loan that is available to you offers 0% down.
While 620 doesn’t necessarily make you king of the world, it definitely affords you some respectable options with FHA and VA, both of which are designed to make homeownership more accessible.
Beyond Credit Scores
While your credit score is a significant factor in determining loan eligibility, it's crucial to remember that it's not the only one. Lenders also consider a variety of other financial aspects, including but not limited to:
Income and Employment History
Debt-to-Income Ratio
Assets and Savings
Understanding that your financial picture is multifaceted and not solely defined by your credit score is essential in getting where you want to go with homeownership.

Finally, it's closing day!
Let's run down a few things that you need to be ready for the closing table.
Receive and Confirm Wire Transfer Instructions
The title company will send you wire transfer instructions. Unfortunately, there are unscrupulous folks out there, so it is necessary to confirm that the wire transfer instructions are correct.
***Please note: KNE Realty will NEVER send you wire instructions***
Call the title company using a phone number for them you know to be correct and confirm the routing number, the bank account number, and other details are all correct before sending any funds.
Do not use a telephone number found in an email. Use only publicly published information to contact the title company.

Wire Transfer Funds
In addition to the wire transfer instructions, the title company and lender will send you the final amount that is needed to close.
Ideally, you'll wire transfer the funds the day before you close. This is going to ensure that the funds arrive at the title company in plenty of time to close.
Make sure you initiate a SAME DAY wire transfer. The bank is going to charge you a fee for this (usually $25-$45), but this is the type of wire you need to do. Other types of transfers can arrive many days later and will delay your ability to close.
Bring an ID
Remember to bring your driver's license or some form of government issued ID with you to closing. The title representative / notary public at the signing will make a copy for their records to make sure it is really you!
Bring Your Documents
If you have original documents that pertain to your transaction, be sure to have them with you at closing. The title company will review and make copies of the documents at that time.

Get Keys
If you're taking possession on the day of closing, most likely you're going to receive keys at the closing table. However, based upon your contract, the Seller may be remaining in the home through an agreed upon occupancy date.
Be sure to have your homeowners insurance in place at closing and during the occupancy period because you are the homeowner! You can set up your utilities to begin once you take occupancy.
Once the occupancy period finishes and the Seller has moved out, you will meet with your agent and do one more walk through of the home and then receive your keys.
Almost Done! - Property Transfer Affidavit
At the end of the signing, the title company will give you the property transfer affidavit and homestead exemption forms. You need to take these 2 forms to your county assessor's office and hand them in.
This is going to:
1 - Transfer the property into your name.<br />2 - Claim the home as your primary residence so you receive the homestead exemption on your property tax bill.

Check These BEFORE Closing on a House!<br />(Pre-Closing)
Your closing day is fast approaching and the house is almost yours!
There are a few things left to take care of during the last week leading up to your closing, so let's review those right now.
First, you will prepare your down payment and closing funds. If your funds are already sitting in your bank account, that’s great! You are ready to go!
If you are utilizing funds from the stock market, mutual funds, or retirement accounts, be sure to prepare accordingly. These accounts can sometimes take up to 10 days to liquidate and “clear” before they can be wire transferred to the title company.
Check with your account manager so you are aware of your timeframes regarding availability of funds.
Next, a couple days prior to closing, you will do a final walk-through of the property.
The purpose of this walk-through is to ensure the property is in the same condition it was when you agreed to purchase.
If any repairs were to be made, this is the time to triple-check they have been completed.
Also, you will need to set up the utilities to be transferred into your name on the day you are taking possession.
Electric, gas, water and sewer are the main ones. You don’t want to be in the middle of moving in and have the lights go out!
Finally, confirm with your movers, if you are using them, that they are all set for your move!

Final Loan Requirements
Okay, you're getting close!
Your home inspection is completed, your appraisal is either ordered or finalized and there's just a couple of steps left.
One of those steps is addressing your final loan requirements.
Your lender will be reaching out to double and triple check everything. Here’s a sample list of items they’ll be requesting:
-Updated bank statements <br />-Updated pay stubs<br />-Double checking your credit at the last second<br />-Verifying your employment again
Now, I know that you’ve submitted lots of documents and completed many forms. AND…they may ask for stuff that you've even already submitted. BUT…this is all part of the process.
Hang in there! Get them the information they request. It's the last bit of documentation they're going to need in order to sign off on your loan and get it through final underwriting.
We have to remember that if you and I were going to loan somebody $400,000, we would also want to triple check everything before handing it over!
Keep after it, you’re almost there! If you do get stuck with any of the documents or steps, let us know right away.
Communication with your agent and lender during these final steps is paramount for a smooth closing.
